Torch-Down Tar and Gravel Roofs
- What it is: A multi-layer system where asphalt sheets are heated with a torch, sealed together, and topped with gravel.
- When it’s used: Most common for flat or low-slope roofs on homes, garages, and townhomes.
- Why choose it: Tar and gravel roofs are durable, cost-effective, and excellent at handling pooling water. The gravel layer shields the asphalt from sun damage, extending its lifespan.
- Lifespan & maintenance: Typically lasts 20–25 years. Maintenance involves checking for bald spots, patching blisters or cracks, and topping up gravel where it has shifted.
- Cost considerations: Usually less expensive upfront than single-ply membranes, but slightly heavier, which should be considered in structural design.
Single-Ply Roofing Sheets (TPO/PVC)
- What it is: Lightweight roofing membranes rolled out in sheets and heat-welded at the seams. Common types include TPO (thermoplastic polyolefin) and PVC (polyvinyl chloride).
- When it’s used: Popular for flat or low-slope residential and multi-family properties where energy efficiency is important.
- Why choose it: Reflective surfaces reduce cooling costs in Houston’s heat. Membranes are flexible, resistant to UV rays, and easier to install than multi-layer systems.
- Lifespan & maintenance: Lasts about 20–30 years with proper care. Requires routine inspections to catch punctures, seam separations, or debris damage.
- Cost considerations: Often higher upfront than tar and gravel, but long-term savings come from lower maintenance and energy efficiency.
